Buzz of excitement about a 'remarkable' development

HAD heard about Charles Tryon Court before from people in the estate agency industry who are fizzing with excitement about its quality, so I was quite keen to go along when I got the call asking me to view it.

It is a quite extraordinary place and I cannot think of anything else quite like it in this area. Tryon Court is a development of a handful of executive homes on the site of a Grade II listed former school in Alsager which offer a unique and utterly charming mix of some of the original features and modern convenience. The school was designed by renowned architect Sir George Gilbert-Scott (he is also responsible for the Albert Memorial in Hyde Park and the Foreign and Commonwealth Office in London among many other national landmark buildings) and built in 1853, financed by the publicly-spirited parson who gave his name to it.

Today there is a variety of sizes, specifications and prices available going from around 250,000 to 300,000 and you are certainly buying luxury C one of them has three en suite bathrooms. I chose to view Number 1 and I stopped even before I went through the Gothic entrance porch to admire the stone mullioned windows at the side and the stone door surround. The front door definitely qualifies for the description 'substantial' as in very strong and solid and the key to the old fashioned lock securing it is I think the biggest I have seen. It's like something from a film set.

But opening the front door to the hallway and beyond reveals a bright, modern interior and the cost-no-object quality is immediately evident. To give just one example, you walk on genuine oak, not inferior laminate, throughout the ground floor except for the kitchen which has an Italian tiled floor.

It is very open plan and with the property being completely unfurnished there is a sense of huge space. The lounge area is getting on for 28 feet by 20 and with four of those lovely stone-framed mullioned windows letting in plenty of daylight from the front and side it does not take much imagination to see this as an incredible family room.

The very modern, fitted kitchen is high end with Neff appliances and the gloss white cupboards contrast well with the granite worktops and again, there are those fantastic original windows.

A utility room and cloakroom/w.c. complete the ground floor with stairs from the lounge (with storage under) going up to the sleeping area.There is more storage on the landing and a skylight window with the travertine tile floored family bathroom ahead of you which, no surprise by now, is done to a very high standard.

Bedrooms two and three are both good sized, between nine and ten feet square, and have low level mullioned windows supplemented by rooflights. It is an interesting feature and one repeated in the master bedroom.T his is a really impressive area, a very big double which also has two dressing areas and a great en suite with a double shower/w.c.It is no surprise that Charles Tryon Court has won architectural awards and you really do need to see it to appreciate what is on offer here.

It sits off a lime-tree lined avenue and the benefits of Alsager are self evident with lots of local shops and a supermarket, good schools, a railway station and superb road links to the A500, M6, and south Cheshire.John says: "This is a unique development of historically important properties that are full of character but finished as modern homes to an exceptionally high standard and set in an area that is ideal for families.''

Having now seen Charles Tryon Court I can see why property professionals are so excited about what has been done here. It is an extraordinary development with some exceptional properties. Open days are held every Sunday afternoon between 1pm and 3pm.
